Maple Leaf St, Suffolk, VA. Overleveraged property. Two home equity loans. Bought at the high. Rented at a $500 a month loss. Getting a divorce. Huge problem for them. FSBO. Not interested in terms, they wanted to cash out. Cash out was not an option.

This was a tough deal.

Purchase Price: Bought subject to existing mortgage. $225,000

Sold to Tenant Buyer: $266,900

Repairs: $0

Cashflow: $200 a month

Profits: $45K

$2200 a month - Crystal pays $1600. Owner pays $600

Rental: $1800 a month - $200 a month

Tenant buyer to close in a year.
